Recent figures from the Turkish Statistical Institute suggest that over 73,000 foreign nationals now own property or choose to live on Turkish shores, and the Land Registry office suggests over 32,000 of them are UK citizens. For many, the prospect of relocation can seem daunting. As the majority of expats will tell you, it is daunting but doesn’t need to be providing you have sought some good advice, and the benefits of living in Turkey can way outweigh the hassle of getting there!

To help you along the way, here is Target Properties Turkey guide to relocation in a few easy steps:

1/ Be Realistic. You have located the area, purchased you property, and you are ready to take the next step. Moving your goods and furniture many thousands of miles can, and will be expensive. In the UK you expect to pay a good sum for relocating a short distance if you use a professional removal company, even if you do the packing yourself! Turkey is no different. Money can be saved by packing only essential personal items and goods, hiring or buying a cheap van, and driving it over yourself but again, this will be hassle and be aware that there can be customs charges at the boarder that can be expensive and strict limitations on how long you can keep a UK registered vehicle in Turkey. Therefore, carefully consider the larger items you really cannot do without and rationalise what you are planning on taking across. Electrical goods and furniture are all readily available in Turkey at reasonable prices so it is often far more economical to sell your goods and make a little money for new items before you come across. Garage, house and car boot sales are a great idea, as is advertising larger items in your local paper or on websites like EBay. Full furniture packs are also available from many developers and estate agents starting from as little as 6,500 for the entire interiors for a 2 bed apartment. There are many reasonably priced furniture shops in Turkey including IKEA. If you really do have some items you cannot do without, then shop around and get quotes for a container load or even share a container, just be sure to use a fully bonded and reputable company.

2/ Using an International Removal Company. You have made the decision that some items are of such great value that they really can’t be replaced therefore only consider using a professional removal firm. Check the local listings or web for companies bonded with the British Association of Removers, IMMI, FIDI – FAIM and also ensure that they provide the details of their shipping agent so you can track your goods if necessary. A firm contract stating that you are paying for a door to door service is a must otherwise you may find that the goods are stranded in boarder customs.

3/ Customs and Excise. If looking to take the goods across yourself, ensure you have all of your documentation in order or boarder customs can, and probably will, be a nightmare! Be prepared for a wait whilst every conceivable piece of documentation is translated into Turkish, checked, questioned and be sure to have additional copies of your TAPU, residency details and any other documentation on your property purchase on hand. Tax (that can seem extortionate) is normally paid on electrical items such as TVs and computers but household furniture and goods are normally imported duty free. If not using an international removal agent, ensure you have a Turkish speaking runner or friend on hand to help organise the paperwork and translate for you. If you know Turkey and the area you are locating to well, it is best to trust someone you know, otherwise we suggest asking ex-pats who they would suggest using, just be careful who you trust especially if a woman travelling alone.

4/ Household Shopping in Turkey. Your estate agents or developers often provide either furniture packs or a shopping service for clients. They are often the best people to talk to as they normally have good deals with the local ‘mobilya’ (furniture) shops. Failing that, ex-pats or a trusted Turkish friend can often point you in the right direction. For essential items such as sofas and beds, a full range of shops offering goods in varying quality and price are available in most of the bigger towns and cities. There are many tailors in Turkey therefore soft furnishings and curtains are normally handmade to a high standard and normally reasonably priced. Electrical goods are readily available from many dedicated shops like Bako and Arcelik. These makes are good quality and manufactured in Turkey before being exported so prices again are good. It is always worth a haggle in the dedicated shops for the best deal. Another idea is to look in the larger supermarkets like Tansas, Kipa and Migros for their special offers on electrical goods, they often have some great bargains in much the same way as you would expect from Asda, Sainsburys or Tescos.

5/ Common Sense. Planning is the key to any stress free move. Consider the items you want to keep carefully and remember that most things can be brought quite easily in Turkey. Moving is stressful but be sure you have the things in place first to make it easier. Before you move across permanently, head across to your property or stay in a nearby hotel for a couple of days to make sure you have all your utilities and essential services set up. If buying a key ready or new home, remember that it will probably only come with electric and water. TV, internet, telephone connections all need to be organised and set up, as does maintenance of your pools and grounds etc. Turkey can be frustrating as something that may seem very simple can take far longer than expected so give yourself a little time to get organised. Remember, no matter how much hassle it can seem at the time, once you have made the move you are likely to join the many ex-pats in Turkey that agree ‘it’s the best move we ever made’!

The UK was struck hard by the economic downturn in late 2008 and early 2009 with the national media reporting closures of many household names we had come to know; Woolworths, Sofa Workshop, Barratt Shoes to name but a few. And local press reporting job losses and closures left the ‘recession’ a main topic of conversation for many.

Surprisingly, as a result of clever financial reforms, interest rate adjustments and amended financial policies, Turkey largely managed to evade the pandemic. The OECD Economic Outlook tips Turkey as the fastest growing economy amongst its members. Although not completely unaffected, The International Monetary Fund reported its economy shrank in 2009 by just 4.7% and has now recovered with a 6% growth reported for the last quarter of 2009. It now predicts a further rise of 5.2% mid-term for 2010.

So why is Turkey in such a strong economic position? Why is Turkey now attracting more international and private foreign investment?

A young, skilled population. 2009 reports by the Turkish Statistical Institute suggest 64% of Turkeys 71 million+ population are aged between 14 and 60. They are not only young, but also remarkably well skilled and educated. Over 150 universities have ensured the population has over 450,000 skilled graduates. The democratic population works hard, an average of over 54 hours per week in comparison to around 43 in the UK or 38 in the US. The labour force is cost effective with average hourly rates reported at around £3 in comparison with c£20 per hour in the United States. The national minimum basic wage per month in Turkey stands at around £325 and an average of just over £600.

Growing Multinational Investment. Turkeys unique trade location on the boarders between Asia, Europe and the Middle East have attracted many global corporations to open their international headquarters in Turkey. Turkey has around 24,0000km2 land classed as Europe, and over 756,000km2 land classed as Asia – this is why many find it difficult to pinpoint its location and Turkey can be found in directories classed as all three continents! The country is vast and offers a wealth of opportunity. The Investment Support and Promotion Agency (ISPAT) and the Coordination Council for the Improvement of Investment Environment (YOIKK) was established by the government following the countries public and financial overhaul, to attract and offer free support to foreign investors throughout Turkey. New foreign investment laws are now in place protecting investors against expropriation and giving them better access to real estate, lower corporate income tax (was 30% now 20%) and many additional tax deductions and benefits.

Strong Renewable Energy Resources.Turkey actively supports eco-friendly and renewable energy sources and its wind and solar maps rank as some of the best in the world.

Wealth of Beauty, Historical and Cultural Sites.Turkey ranks as one of the top most visited tourist destinations in the world. Istanbul is currently the ‘European Capital of Culture’ for 2010. This is no surprise as the saying in Turkey goes, ‘those who visit Turkey once are sure to return!’. There is simply so much to see and do in this vast country. There are 279 Blue flag beaches, over 1300 registered thermal springs, a wealth of areas now globally recognised as areas of natural beauty – Pamukkale, Oludeniz ‘blue lagoon’, Mount Ararat supposedly the resting place of Noahs Ark, to name but a few. The countries wealth of history spans centuries and many civilisations with well know attractions like Ephesus now attracting 1000’s of visitors per year, or Lycian rock tombs, ancient acropolises, forts etc that can simply be stumbled across in most areas during a leisurely stroll. Turkstat also reported that 2009 saw a 72% increase in apartment sales compared with the same quarter 2008, again supporting the fact Turkey remained strong during the global crisis. Many who were put off investing in Europe due to the weak Euro, turned to Turkey. The Turkish Statistical Institute reports over 73,000 foreign nationals now own property on Turkish shores.
